Pressure washing and soft washing are not the same job
People search for pressure washing and pressure cleaning interchangeably, and for a concrete driveway they amount to the same thing. For a barrel tile roof, a screen enclosure, a painted wall or a wood deck they do not. Those surfaces get soft washed: low pressure, a cleaning solution that does the work chemically, and a rinse. High pressure on a tile roof lifts the granular surface and shortens its life; on a screen it tears the mesh; on stucco it drives water behind the coating. The skill is knowing which surface takes what, and that judgment is free.
What we clean
Concrete and paver driveways, pool decks and cages, walkways, patios, barrel and flat tile roofs, screen enclosures, fencing, soffits and gutters, and painted exterior walls in advance of a repaint. In South Florida the shaded and north-facing surfaces are always the worst, because they never fully dry. That is where the black streaking and the green film take hold first.
Cleaning before painting is not optional
Every exterior repaint we do starts here. Paint applied over chalk, salt or biological growth will fail, and it will fail at the adhesion layer where no amount of good product can save it. When pressure cleaning is part of a repaint it is priced into the job rather than charged twice. When it is a standalone service it starts at $150 and often turns out to be all the house actually needed.
What the price depends on
Square footage, the surface, how long it has been, and access. A single-width driveway is not a paver deck wrapping a pool, and a one-storey roof is not a two-storey one. The $150 is a starting point rather than a flat rate. We will look at it, tell you what it takes, and put a number in writing before anyone unrolls a hose.
How the work runs
Step by step, in the order it happens

Walk the surfaces first
Concrete, pavers, tile roof, painted stucco, screen and wood all take different treatment, and the mistake that costs money is running one setting across all of them. We identify what each surface is and what is growing on it before anything is turned on.

Protect the planting
Beds are pre wetted, vulnerable plants are covered, and everything gets rinsed thoroughly afterwards. A soft wash mix will burn landscaping if it is not managed, and managing it is part of the job rather than an extra.

Method per surface
Pressure with a surface cleaner on concrete for an even finish rather than the striping a wand leaves. Moderate pressure on pavers. Soft washing, which works chemically at low pressure, on roof tile, screen enclosures and anything painted.

Dwell, then rinse
Soft washing needs contact time to kill the organism rather than just lift the visible top off it. Rushing the dwell is why a cleaned roof greens up again within months.

Put the joints back
Cleaning pavers removes joint sand. Replacing it is part of doing the job properly, not an upsell, because pavers without joint sand shift and weeds get in.

What moves the number
- Area and surface type
- A flat open driveway is quick. A screened pool deck with furniture and planting around it is not.
- How far the growth has gone
- Light surface algae rinses. Established lichen has roots and needs dwell time and sometimes a second pass.
- Height and access
- Second storey walls, roofs and high screen enclosures need different equipment and more setup.
- Water access
- Soft washing needs a reliable supply. Where there is not one, we bring it, which adds to the job.
Why we will not pressure wash a tile roof
Pressure on roof tile does two things you do not want. It drives water up under the tile laps toward the underlayment, which is the layer actually keeping the roof watertight, and it strips the surface off the tile itself so the next growth takes hold faster. It also leaves the organism behind. The black streaking on South Florida roofs is usually a cyanobacteria, commonly gloeocapsa magma, often with algae and lichen alongside it, and those are alive and rooted. Blasting takes the visible top off. Soft washing kills it, which is why one stays clean and the other is back within months.
Cleaning for appearance and cleaning for paint are different jobs
If a wash is the first step toward a repaint, the specification changes. The goal is not a wall that looks clean, it is a wall with nothing living on it, no chalk and nothing loose, because paint bonds to whatever it touches. That means proper dwell time and a full rinse, and enough drying time before coating. It is the most common corner cut on an exterior repaint and it is invisible on day one.
Questions we get asked
- How often should I have my house pressure washed in Florida?
- Annually is a reasonable baseline for most houses here, because sun, humidity and rain give growth a long season. Roofs and north facing walls stay damp longest and go first. Coastal properties that also collect salt often want it more often.
- Will pressure washing damage my stucco?
- High pressure will. It erodes the finish coat and leaves the surface rougher and more porous, so it holds dirt worse afterwards than it did before. Painted and stucco surfaces want low pressure or a soft wash.
- Is soft washing safe for plants?
- It is when it is managed. Pre wetting the beds, covering what is vulnerable and rinsing thoroughly afterwards is part of the job. If nobody mentions your planting before starting, ask.
- Do you clean paver driveways and pool decks?
- Yes, at moderate pressure with a surface cleaner for an even finish. Cleaning removes joint sand, so re sanding the joints afterwards is included rather than quoted separately.
