Newer block, simpler prep
Stock from this era is CBS block with a thin coat stucco finish, and it is generally straightforward. Pressure cleaning from $150 gets the west and north elevations clear of the biological growth they collect, cracks get opened and filled, and one good system goes on. Because prep is lighter here than on older stock, more of your budget goes into the coating itself, which is where it does you the most good.
Garages, which are rarely just garages
The two-car garage in a house this size is usually a gym, a workshop or storage. Epoxy flooring grinds, coats and seals the slab into one hard surface you can hose out, and it is the single most requested add-on we get in this part of Broward. Pembroke Pines grew through the eighties, nineties and two thousands as a series of planned developments, and the housing reflects that: block construction, consistent detailing within each community, and a lot of houses that were built to the same handful of elevations. Western Broward conditions
Out here the salt load is negligible and the dominant stresses are sun, humidity and the summer storm cycle. The western edge of the city sits close to the conservation land, which means more of everything that lives in humidity: algae on north facing walls, mildew in shaded corners and growth on screen enclosures and pool decks that comes back faster than it does closer to the coast.
Community palettes, uniformly applied
Nearly all of Pembroke Pines sits inside associations, and because the communities were planned as wholes, the palettes tend to be specific and the enforcement consistent. In most cases your choice is which approved scheme rather than whether. That is less freedom but a much faster process, and it removes the risk of falling in love with something that was never going to pass.

Growth comes back faster out here
Humidity, shade and proximity to conservation land mean algae and mildew re establish noticeably faster in western Broward than they do on a breezy coastal lot. North facing walls, the shaded side of a screen enclosure and anything under a tree canopy are the first to go. Practically that means washing more often rather than painting more often, and it means a mildewcide additive earns its place on the elevations that stay damp even when the rest of the house does not obviously need it.
Screen enclosures and pool decks
Almost every house out here has one, and they are usually the first thing an owner notices going green. Screen does not take pressure, it tears, and the frames and seals do not want forced water either, so those get soft washed at low pressure with the work done chemically. Pool decks and pavers take moderate pressure with a surface cleaner, and cleaning pavers removes the joint sand, so re sanding is part of doing the job rather than an extra.
