- Fort Lauderdale Fort Lauderdale is the biggest painting market we serve and the hardest on a finish. Between the beach and the New River there are more waterfront homes per square mile than anywhere else on our list, and every one of them is painting against salt. Painters in Fort Lauderdale
- Boca Raton Boca Raton is home. It is also the town where colour approval takes longer than the painting, and we have learned to work with that rather than around it. Painters in Boca Raton
- West Palm Beach West Palm has the oldest housing stock we regularly work on, and the only neighbourhoods on our list where wood is as likely as block. That changes the prep more than it changes the paint. Painters in West Palm Beach
- Delray Beach Delray runs small and close together. The beach blocks are tight lots with mature planting, and the work is as much about protecting what is around the house as coating the house itself. Painters in Delray Beach
- Boynton Beach Boynton is mostly 1970s and 1980s CBS ranch homes, and a large share of what we do here is bringing a dated interior forward without touching the structure. Painters in Boynton Beach
- Pompano Beach Pompano is the most salt-exposed town we work in. The oceanfront strip takes weather that would be a coastal edge case elsewhere as its normal Tuesday. Painters in Pompano Beach
- Wellington Wellington is horse country, and that makes it the least typical town on our list. Properties are bigger, there is usually more fencing than house, and the season runs on a different calendar. Painters in Wellington
- Pembroke Pines Pembroke Pines is planned-community territory. Most of what we paint here went up between the late 1980s and the 2000s, on streets where every house was handed the same short list of approved colours. Painters in Pembroke Pines

Why the town matters
The same house needs a different specification in different towns
South Florida is not one climate. Between a barrier island address and a property out near the conservation land there is a real difference in what ages a finish, and the coating that is right in one place is over specified or under specified in the other.
On the coast, salt decides
Fort Lauderdale, Pompano Beach and the eastern halves of Boca Raton and Delray Beach take airborne salt continuously. Salt holds moisture against the film, works into anything porous and corrodes fixings so they bleed rust through from underneath. Elevations there age at visibly different rates depending on which way they face.
Inland, water and shade decide
In Wellington, Pembroke Pines and Coral Springs the salt load is negligible. What replaces it is humidity, the summer storm cycle, irrigation soaking the base of walls, and tree canopy keeping elevations shaded and damp. Those houses usually need washing more often rather than painting more often.
Approval varies more than the weather does
Some towns are mostly association territory with documented palettes. West Palm Beach and Delray Beach have historic districts where review is about period appropriateness. Coral Springs layers a city standard on top of the association one. Pompano has a high proportion of condominium boards rather than architectural committees. That difference changes your timeline far more than it changes the work.

Being open 24/7 is a coverage decision
Most contractors in this market close at five. A rental turnover on a Sunday, a burst pipe on a holiday or a landlord who can only meet at seven in the evening are all ordinary here, and they are the reason the phone is answered at any hour rather than routed to a voicemail.
Travel is not a line on your estimate
We do not price by distance within the area we serve. A house in Wellington and a house in Boca Raton are quoted on the work, not on how long it took to get there.
