Delray runs small and close together. The beach blocks are tight lots with mature planting, and the work is as much about protecting what is around the house as coating the house itself.

Tight lots, close neighbours

On the streets between Atlantic and the ocean there is often four feet between a wall and a hedge, and the next property starts immediately after that. Spraying in that situation without masking properly is how you end up repainting somebody else back. We mask and shroud rather than trusting a calm morning, we brush and roll where a sprayer is the wrong tool, and we clear the site at the end of each day rather than at the end of the job.

Bungalows and Del-Ida Park

The older stock here, particularly around Del-Ida Park and the Marina district, is 1920s to 1940s and mixes frame with early block. Expect layered paint histories, some of it oil, and expect at least some of the prep budget to go on adhesion testing before anyone commits to a system. Where an old oil coat is still sound we bond to it properly instead of stripping for the sake of it.

Kitchens and interiors

A good share of what we do in Delray is interior: cabinet refinishing from $1,800, whole-house repaints, and the trim and door work that comes with a 1930s house where nothing is quite square. Cabinet doors come off, get sprayed away from the house and go back on the same frames, which is most of a new kitchen for a fraction of the cost.

Driveways, decks and screens

Pressure cleaning from $150 is the other half of what we do in Delray. The salt air and the shade from mature planting mean pavers, pool decks and screen enclosures grow a film faster here than they do inland, and a clean driveway changes how a house reads from the street more cheaply than anything else we sell. Screens and tile get soft washed rather than blasted, because the pressure that clears a concrete drive will tear a screen.

Beach bungalows and everything behind them

Delray splits neatly. East of Swinton you have the older, smaller, denser housing around the Marina Historic District, Del Ida Park and the streets off Atlantic Avenue, much of it from the twenties through the forties and a good deal of it frame or a frame and block mix. West of there the stock gets newer and larger, with the usual planned communities. The two halves are genuinely different painting markets in the same town.

Small town, full coastal exposure

Delray is compact and much of it is close to the beach, so the salt load on the eastern half is high. On the older bungalows that combines with timber, which is the least forgiving combination there is: salt holds moisture against a surface, and timber holding moisture behind a coating is exactly how a finish fails in its first year.

Historic review east, associations west

The historic districts carry design review for exterior changes, which is about keeping the character of the street rather than matching a palette. Out west it is the more familiar architectural review board and approved list. Knowing which you are dealing with changes both the timeline and what is worth proposing.

Small houses, close together, on narrow lots

The practical reality of working in the older parts of Delray is access. Lots are narrow, houses sit close to the boundary, planting is mature and there is frequently nowhere to put a ladder without standing in someone else’s garden. That is not a complaint, it is a scheduling fact: it means more hand work, more careful masking and a longer day for the same square footage than a property with open access. A quote that has not accounted for it will run over.

Sea spray reaches further than people expect

Being a few streets back from the beach reduces salt load but does not remove it, and the houses that suffer most are frequently the ones whose owners assumed they were far enough inland to ignore it. The signals are the same wherever you are: chalking that comes off on a cloth, brittle caulk at window perimeters, and fixings bleeding rust. Those are worth checking annually east of the Intracoastal regardless of how many streets back you are.
