Fort Lauderdale is the biggest painting market we serve and the hardest on a finish. Between the beach and the New River there are more waterfront homes per square mile than anywhere else on our list, and every one of them is painting against salt.

Waterfront exposure changes the spec

A house on a finger canal off Las Olas takes salt spray on a prevailing easterly almost every day of the year. That is a different job from a house two miles inland. On the water we move to a higher-build elastomeric or a premium acrylic rated for coastal exposure, we prime bare stucco rather than spot-priming, and we pay particular attention to the windward elevation, which will always fail first. Telling you which wall will go first, and why, is part of the estimate.

Mid-century block and modern stucco

The older neighbourhoods here, Victoria Park, Croissant Park, Sailboat Bend, are largely 1950s and 1960s CBS block. Block that has been painted eight times over seventy years holds a lot of history, and some of it has to come off before anything new goes on. We check for chalking, for previous elastomeric that has lost adhesion, and for hairline cracking that needs to be opened and filled rather than bridged. Newer construction east of Federal is usually straightforward by comparison.

Scheduling around the season

Exterior work in Fort Lauderdale is a dry-season job wherever we can manage it. From June through October an afternoon storm can arrive inside twenty minutes and take a fresh coat with it. We plan exterior starts early in the day, watch the radar rather than the forecast, and will tell you plainly if a week is not worth starting in. Interior work, cabinets and drywall carry on year round.

Where the pricing starts

Interior painting starts at $350, exterior at $2,500 and pressure cleaning at $150, and those are starting points rather than flat quotes. A single room is not a whole-house repaint and a canal-front two-storey is not a bungalow. Publishing the floor lets you work out whether we are in your range before you spend twenty minutes on the phone, which is the entire reason we do it. The written estimate carries the real number, and nothing begins until you have it in front of you.

What the housing stock is made of

Fort Lauderdale is largely mid century concrete block, much of it from the fifties and sixties, with newer construction filling in along the water. That matters because CBS block with a stucco finish coat behaves nothing like frame construction. It is porous, it is alkaline, and it moves with heat. Neighbourhoods like Victoria Park, Coral Ridge and Rio Vista carry a lot of that original block, frequently with decades of coatings on top of it, and how many of those layers are still bonded decides most of the preparation.

Salt is the variable here

This is the most exposed market we work in. A house on a finger canal off Las Olas, or anything on the barrier island, takes airborne salt continuously, and salt does not simply sit on a surface. It attracts and holds moisture against the film, works into anything porous, and corrodes fixings so they bleed rust through a finish from underneath. The same specification that performs perfectly well in Coral Springs underperforms two miles east of the Intracoastal.

Approvals vary block by block

Fort Lauderdale is a patchwork. Plenty of it has no association at all, which means the colour is genuinely yours. Parts of it sit inside associations with palettes, and some of it falls within historic districts such as Sailboat Bend where exterior changes carry additional review. The useful step is establishing which of those three you are in before choosing anything, because the answer changes the timeline more than it changes the work.

Waterfront elevations are not one job

On a canal or ocean facing property the elevations age at visibly different rates. The side taking prevailing wind off the water carries salt and driving rain and will be chalking while the sheltered side still looks sound. That is worth knowing before you get a quote, because a proposal that treats all four elevations as identical has not looked at the house. Sometimes the right answer is a full repaint, and sometimes it is a heavier specification on two elevations and a straightforward recoat on the others.

Rust bleed is the tell

If you are seeing rust coloured streaks running down a wall from a fixing, a light fitting bracket or a hurricane shutter anchor, painting over it will hide it for a few months and then it comes straight back through. In salt air those fixings corrode continuously, so the fixing itself has to be dealt with rather than the stain. It is one of the most common things we find on a Fort Lauderdale walkthrough and one of the most common things a cheap quote leaves out.
