Wellington is horse country, and that makes it the least typical town on our list. Properties are bigger, there is usually more fencing than house, and the season runs on a different calendar.

Fencing, and a lot of it

A Wellington property can carry several hundred linear feet of board or vinyl fencing, and it is the most visible thing on the lot. Wood fencing gets washed, allowed to dry properly rather than coated damp, then prepped and coated on both sides with the gates included. Vinyl takes a different prep and a different product. Fencing starts at $2 per linear foot and we quote by the run rather than guessing from a photograph.

Barns, tack rooms and outbuildings

Outbuildings take a harder life than houses: hose-downs, hooves, feed, ammonia and constant damp. Coatings that are fine on a living-room wall do not last a season in a barn aisle. We use washable, scrubbable systems in those spaces and seal the floors where it makes sense, and we work around turnout so nobody is moving horses for our convenience.

Season and approvals

From January through April the equestrian season means more people, more traffic and less appetite for disruption. Owners generally want exterior work done either side of that window, and we plan around it. Inside the house

Away from the fencing and the barns, Wellington interiors are mostly large, light-filled rooms with high ceilings, which means more wall than a floor plan suggests and scaffolding on the two-storey volumes. The kitchens out here tend to be big enough that refinishing the existing boxes rather than replacing them is a difference of many thousands of dollars for the same visual result.

Large lots, newer houses, and a lot of fencing

Wellington is predominantly nineteen nineties and two thousands construction on generous lots, much of it inside planned communities, alongside the equestrian properties the village is known for. The housing itself is newer block in good condition, which usually means straightforward repaints. What is distinctive is everything else on the property: perimeter and paddock fencing measured in hundreds of feet, outbuildings, and barns.

Inland, so the enemy changes

There is no meaningful salt load out here. What replaces it is sun, humidity and an enormous amount of water, both from the summer storm cycle and from irrigation running across large lots. Irrigation is the underrated one: sprinkler heads throwing onto a wall keep the bottom courses permanently damp, which produces efflorescence, staining and early coating failure in a band around the base of the house.
