Oceanfront is its own specification
On the beach blocks, salt does not just sit on the surface, it drives into anything porous and it finds every pinhole in a coating. We wash down with fresh water before prep rather than after, because painting salt into a wall guarantees failure. Coatings are chosen for chloride resistance, not just for UV. And we are honest that an oceanfront elevation is on a shorter repaint cycle than an inland one, whoever paints it.
Balconies, railings and condo common areas
A lot of the stock here is low and mid-rise condo, which means balcony ceilings, railings and walkways rather than houses. Those surfaces fail at the fixings first, where salt gets into steel and the rust expands behind the coating. Spalling repair, proper rust treatment and a coating that will move with the substrate is the job; paint alone over a rusting fixing is a cosmetic fix that lasts a season.
Working around residents
Common-area work in an occupied building means access, noise and fumes are as much of the job as the coating. Quoting you the inland number and hoping would be cheaper today and more expensive in three years.
Older coastal stock, and a lot of low rise associations
Pompano is one of the older coastal markets here, with a great deal of mid century block along and behind the beach and a very high proportion of low rise condominium and association property. That mix changes the work: alongside single family houses there is a steady amount of common element work, walkways, stairwells, railings and building exteriors, where the decisions are made by a board rather than an owner and the scheduling has to consider residents.
