HOA approval, checked first

Across Boca Raton, Coral Springs, Pembroke Pines, Wellington and Parkland most communities carry an approved exterior palette, and a good number require a submittal before work starts. We pull your community list before you fall in love with something that will not be approved, put your candidates on a board with the trim and the roof tile in front of you, and supply the product names and codes the committee expects to see. If a submittal comes back rejected we redo it.

Florida light is not neutral light

Colour behaves differently here. Direct sun at this latitude washes out mid-tones and makes anything with a warm base read louder than it did on the chip. A grey that was elegant in a showroom can go lilac on a south wall at four in the afternoon. We look at samples on your actual wall, at more than one time of day, rather than deciding under a shop light.

Included with the work

The consultation comes with your project rather than being billed on top of it, because the alternative is painting a house the wrong colour and that is expensive for everybody. Come to us before you have committed to a palette, not after.

Whole-house schemes, not single colours

A colour on its own means very little. What matters is the relationship between the body, the trim, the front door, the garage door and whatever the roof happens to be, because you cannot repaint barrel tile to suit a wall. We work from the roof outwards, since that is the fixed point, and put the whole scheme on a board rather than handing you one chip at a time.

Interiors, and flow between rooms

Inside, the common mistake is choosing rooms in isolation and ending up with six colours that each work and do not work together. In an open plan, which most South Florida houses are, you see three of them at once. We look at sightlines rather than floor plans, and we are usually arguing for fewer colours than people expect.

How the work runs

Step by step, in the order it happens

  1. Start from what is not changing

    Roof tile, pavers, stone, window frames and the neighbouring houses are fixed points. A scheme is built outward from those rather than inward from a chip you liked, because the chip has no context and the roof is not moving.

  2. Pull the community palette

    Across Boca Raton, Coral Springs, Wellington and most of Palm Beach County, an exterior scheme needs architectural approval. We pull your community list first, so the shortlist you are choosing from is one that can actually be approved.

  3. Narrow to a real shortlist

    Three or four schemes rather than thirty. Too much choice at this stage makes the decision harder rather than better, and most of what gets eliminated is eliminated for the same two or three reasons.

  4. Put samples on your actual wall

    Not a showroom board and not a chip on a clipboard. Samples go on the surface being painted and get looked at in the morning, the middle of the day and late afternoon, because Florida light moves a colour further than most people expect.

  5. Put it in writing

    The final scheme, with product names and codes for every surface, appears on your written estimate before anything is opened. If a submittal is rejected we redo it at no charge.

A fixed palette narrows the work. An open approval process with a board that wants to see options takes longer.

Body and trim is straightforward. Body, trim, fascia, shutters, garage door and front door is a scheme rather than a colour.

Why a chip lies

A two inch chip held in a showroom under fluorescent light tells you almost nothing about how forty feet of the same colour behaves on a south wall at four in the afternoon. Three things change: scale, because a colour reads considerably more saturated across a large area than it does in your hand; light, because Florida sun is harder and whiter than the light most colours were photographed under; and context, because the roof tile, the pavers and the planting are all reflecting into it. A grey that looked elegant indoors can go distinctly lilac outside, and the only reliable way to find that out is to put it on the wall.

The approval process is usually the long pole

Many associations state a review period of around thirty days and many boards meet monthly, so a submission that misses a meeting can wait considerably longer, and a query that comes back often restarts the clock. That means colour approval rather than crew availability is usually what decides when an exterior can start. If you want the house painted in dry season, the conversation wants to start well before dry season does.

It comes free with your project. It is included when we do the work rather than billed separately, because choosing badly costs everyone more than the consultation does.
Do you help with HOA approval?
Yes. We pull your community list before we talk about colour so the shortlist is one that can be approved, and we help assemble the submittal. If it is rejected we redo it at no charge.
How many colours should I be choosing?
Usually three: body, trim and an accent for the front door or shutters. More than that starts to fight itself, and most approved palettes are built around that structure anyway.
Can I see a colour before committing?
Samples go on the actual wall and get reviewed at more than one time of day. Bring a shortlist and we will put real samples up before anything is committed, because a colour on a screen and the same colour on your wall under Florida light are not the same thing.
