West Palm has the oldest housing stock we regularly work on, and the only neighbourhoods on our list where wood is as likely as block. That changes the prep more than it changes the paint.

Historic districts and wood siding

Flamingo Park, Northwood Hills and El Cid carry genuine 1920s bungalows and Mission Revival houses, a lot of them wood-frame with clapboard or shingle. Wood in this climate wants a different sequence to block: scrape back to sound material, spot-prime bare wood the same day it is exposed so it never sits open overnight in the humidity, replace what has gone soft rather than filling it, and caulk the joinery properly before topcoat. Skipping any of that buys you two years instead of eight.

Guidelines in the historic districts

Several of these neighbourhoods sit inside a historic district with its own guidance on colour and sometimes on sheen. It is a lighter touch than a Boca architectural committee but it is real, and getting it wrong means doing it twice. Downtown and commercial

The commercial work we do here runs to storefronts along Clematis and office common areas, which mostly means working when the business does not. We schedule around your hours and work overnight where that is easier, which for a restaurant or a retail unit it usually is.

Where the pricing starts

Interior painting starts at $350, exterior at $2,500, drywall repair at $150. On the older houses here the honest answer is that prep drives the price more than square footage does. A 1925 bungalow with sound paint and a 1925 bungalow with three failing layers are the same house and not remotely the same job. We will tell you which one you have, in writing, before you commit to anything.

Genuinely old housing, by Florida standards

West Palm Beach has housing stock that predates most of South Florida. The historic districts, El Cid, Flamingo Park, Northwood and Grandview Heights among them, carry nineteen twenties Mediterranean Revival and Mission houses alongside frame bungalows, and frame is unusual enough down here that it changes the approach. Timber wants a different preparation, different priming and different attention to end grain and glazing putty than block does, and it is far less forgiving of being coated while damp.

Close to the water without being on it

Much of the city sits near the Intracoastal rather than on open ocean, which moderates the salt load compared with a barrier island address without removing it. What does not moderate is the humidity and the summer storm pattern. On older frame houses that combination is the thing that matters most, because trapped moisture in timber shows up as blistering and early peeling long before UV does.

Historic designation is the constraint here

Where a property sits inside a designated historic district, exterior changes including colour can require review beyond anything an association would ask for, and the standards are about period appropriateness rather than neighbourhood consistency. That is a different conversation from an HOA palette and it wants more lead time. Outside those districts much of the city is straightforward.

Frame houses are not block houses

Most painting advice written for South Florida assumes concrete block, and a good deal of West Palm Beach housing is not. On timber the failure modes are different: water gets in at end grain, at sills, at the bottom of clapboards and around glazing, and once it is in, the coating comes off in sheets rather than chalking gradually. Preparation has to include those details specifically, and the house has to be genuinely dry before anything is applied, which in wet season means allowing more time between washing and coating than a block house needs.

Period colour is a real question

On a nineteen twenties house in a designated district, the palette that will be approved is frequently not the palette that is currently fashionable, and the two can be reconciled with some thought. The usual route is a period appropriate body with more latitude on the door and shutters. Getting that agreed before samples go up saves a submission cycle, and a submission cycle here can be a month.
